Formaldehyde & VOC odor help|Move-in and post-renovation

Odour treatment for new flats and post-renovation move-ins.

Pain points

New furniture, boards and paint keep releasing formaldehyde and odours, making the first weeks after move-in unpleasant. We work to reduce odours, but release depends on materials, temperature and ventilation—we do not guarantee any specific ppm reading.

Best for

  • ●Pre-move-in odour treatment
  • ●Post-renovation odour treatment
  • ●New furniture / wardrobe odours

How it works

  1. 01Understand flat size, completion date & main odour sources
  2. 02Ventilate and clean surfaces first
  3. 03Treat key areas such as cabinet interiors and boards
  4. 04Ventilation & aftercare tips, WhatsApp follow-up

Service details

What this service is (citable)

In Hong Kong, “formaldehyde removal” usually means helping with sharp chemical odors after a new flat handover, renovation, or new furniture/cabinets—through ventilation planning, surface cleaning, and commonly used odor/surface treatments. Man Cleaning offers on-site support across Hong Kong Island, Kowloon and the New Territories, often paired with post-renovation cleaning. WhatsApp +852 6298 4284 with unit type, size, fit-out stage, district and move-in date for a quote direction.

Framing: this is cleaning + airing + surface/space odor treatment—not medical care, and not a guarantee of any specific formaldehyde ppm or “zero formaldehyde.” Lab reports need a qualified testing lab; we can align cleaning/ventilation timing if you book testing separately. Instrument testing reports are not included by default; ask us for a separate quote.

Why new flats and fit-outs feel strong

  • Paint, adhesives, flooring glue and cabinetry off-gas, especially in sealed AC rooms
  • New mattresses, sofas and curtains add “unpack” smell
  • Dust left after renovation holds odor on surfaces
  • Compact HK flats with limited window time trap VOC feel
  • Rushed move-ins shorten the natural airing window

A spray of air freshener mostly masks smell. A practical stack is: clean dust → planned ventilation → then confirmed odor/surface treatment.

Who it suits

  • New-build move-in before heavy furniture arrives
  • Post-renovation / refresh before living in or handover
  • Strong cabinet or furniture smell in bedrooms or open plans
  • Post-reno clean done, but chemical odor still sharp
  • Short-let / handover where next occupants notice smell

Not suitable if you need a guaranteed pass against a corporate/school ppm standard, or permanent elimination of all off-gassing—materials keep releasing trace VOCs; product choice and ventilation matter.

Scope and process

Typical directions (confirmed checklist wins)

  • Brief: airtightness, main odor sources, which windows open
  • Surface clean of high-touch areas / cabinet exteriors (can combine with post-reno)
  • Ventilation plan: openable windows, extractors; intermittent fresh air even with AC
  • Market-common odor/surface treatment per confirmed job plan (products explained at quotation)
  • Aftercare: keep airing in week one; stage furniture; prioritize bedrooms

Steps

  1. WhatsApp photos: empty rooms, cabinets/furniture, openable windows, worst smell zones
  2. Clarify whether post-renovation cleaning is done; kids/pregnancy/pets timing
  3. Quote + book; estate visitor rules
  4. On-site per checklist; leave airing time
  5. Aftercare tips—no unverified ppm “pass” claims

Honest expectations

  • No ppm guarantee without a real, agreed meter/lab process
  • Ventilation is mandatory aftercare; sealing the flat brings smell back
  • Poor board/adhesive choices cannot be “cleaned to zero” forever
  • Treat dust before odor products when possible
  • Tell us about infants, pregnancy, asthma or pets
  • External façade / M&E works out of scope

FAQ

Formaldehyde help vs post-renovation cleaning?+
Post-reno targets dust, adhesives, tracks and cabinet interiors; formaldehyde help targets odor/VOC discomfort via airing and surface treatment. Many move-ins need both. See differences.
Can you guarantee a formaldehyde number?+
Not without a real agreed instrument/lab workflow. We do not invent ppm promises.
Can we sleep there the same night?+
Depends on ventilation and the confirmed method. Sensitive people should be more conservative—tell us your move-in deadline.
Furniture not in yet—still worth booking?+
Yes. Treat the empty shell first; reassess after furniture arrives.
Is a lab test report included?+
Not by default. Hire a qualified lab if you need a report.
How is this different from air freshener?+
Fresheners mask. We focus on cleaning, ventilation rhythm and confirmed treatments aimed at reducing move-in discomfort—not perfume cover.
Which areas do you cover?+
HK Island, Kowloon, New Territories; islands subject to access/schedule. See Areas.
What to send for a quote?+
Unit type, size/rooms, district, move-in date, smell-zone photos, cabinets/furniture status, window access. WhatsApp +852 6298 4284.
